We process applications on a first come first serve basis.

Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.

To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income, and please note that most properties require that applicant combined gross income is at least three (3) times the monthly rent amount. Applications can be submitted online 24 hours a day. All applicants over the age of 18 must apply online, all applications require a $75 non-refundable application fee which must be paid online with a credit card during the application process. All application fees are non-refundable.

Each resident over the age of 18 must submit a separate rental application. All adult (over the age of 18) household members must have a Social Security Number in order to be screened- we do not accept any applicants that do not have a Social Security Number.

**Please fill out the application truthfully and completely. Omitted, inaccurate or incomplete information will delay processing. Lies and deceit are grounds for immediate rejection/disapproval.**

The following files will need to be uploaded during the application process please have these files scanned and located on your computer before beginning the application process:

Drivers license / or other state ID
Two most recent paystub / or military LES

Pets are allowed on a case-by-case basis. All pets require a minimum $250 pet deposit per pet – minimum of 2 years old and 50 lbs. Breeds are also evaluated on a case-by-case basis. You must submit a photo of the animal. Occasionally, exceptions are made, but require a full application for review. Please provide any documentation for a service animal or ESA animal with the application.

Once the application is approved, the lease must be signed within 48 business hours of approval notification and security deposit, pet deposit and non-refundable $99 processing fee must be received. If not, the home will go back on the market and subject to any other applications. Security deposits must be paid in certified funds made payable to GSG Property Management and delivered to our office at 11961 Starcrest San Antonio, Texas 78247 within the 48 business hours. Please make sure to write the rental property address on the certified funds.
